Most buyers cannot visualize the home furnished and therefore can’t see themselves living in the home. Buyers make a decision about a home in the first 90 seconds and only spend 6 minutes, on average, looking at a home. Staged homes sell faster than un-staged homes and at a higher average price, and staging costs less than your first price reduction. Staging is a strategy that gives your home a marketing edge.

Home Staging Services

Showcase Designs offers the most extensive and exceptional staging services available in the market. We raise the standards in the world of home staging. We specialize in staging vacant luxury homes. However, we work on homes of every size and price. We offer Complete and Partial home staging.

Either the Complete or Partial stage is available in 2 categories:

What is Redesign?

Redesign is an effective way to give a furnished home more interior appeal and curb appeal. We will help identify the positives and negatives that buyers will see and put together a plan of action to offer solutions to problem areas, so that your listing will appeal to the broadest range of buyers possible. We do this by helping you enhance the positives and diminishing or eliminating the negative elements. We also help you de-clutter the home, and rearrange, reposition, or remove existing furniture. Every recommendation given is to draw attention to certain areas and away from others. Redesign increases your home’s appeal and uniqueness. We have a creative solution to any problem and often incorporate unique aspects of the home in our designs. Redesign is an affordable way to enhance your home's value and help you sell faster.

Redesign Services

Showcase Designs offers Redesign services in two categories. Our qualified designers will help transform your listing from an outdated and/or unattractive home into a fabulous showcase. For Redesign projects, our designers are also available to work on an hourly basis and provide written recommendations to the homeowner to help lower the cost.

We offer two categories for Redesign:

• Showcase Redesign - up to 3,000 sq ft
• Luxury Redesign - over 3,000 sq ft

Hourly Rate for Redesign is $150 per hour with a 2 hour minimum.

Model Homes - Why choose Showcase Designs to design your model?

Showcase Designs is also available to provide our design services to builders who set up Model Homes. Showcase Designs offers two types of programs for builders; 1). The Traditional Design service - The builder purchases all furnishings and accessories that the designer selects with the designer overseeing all the finishing touches; and 2). The Lease program we call The Model Home Stage. Under this program Showcase Designs provides all the same services that are traditionally provided, however, the furniture and accessories are leased to the builder for a specified contract period. This relieves the builder of having to purchase furnishings or be left with them after the model home is sold. Showcase Designs will also make the furnishings available for sale, should the buyer wish to purchase the home furnished.

Model Home Design Services

Showcase Designs commitment and guarantee to the builder is to provide the most original and extraordinary creations available, leaving a lasting impression on all who enter thru the doors of your model home. We offer two types of Model Home services for builders:

Traditional Design services for Model Homes:

• Showcase Model Design - up to 3,000 sq ft
• Luxury Model Design - over 3,000 sq ft

The Model Home Stage Program:

• Showcase Model Stage - up to 3,000 sq ft
• Luxury Model Stage - over 3,000 sq ft

How much does Home Staging or Redesign cost?

That depends on the scope of the project and category of the service. Each project is unique and will vary in cost depending on the individual design and specifications. We begin with a free consultation to view the home, discuss your needs, and determine what we feel is necessary to fully showcase the home. Considering the needs of the client, we provide a recommendation and/or proposal for our services. In some cases, we provide proposals for both a Complete and Partial Stage. In many instances, we are able to do a Partial Stage in order to keep costs to a minimum. For Redesign projects, clients may opt to do some of the work themselves to lower the cost. Whatever the need or budget, we are here to help you successfully market your home. We will do everything we can to help make the process hassle-free.

How long will it take from start to finish?

Again, that depends on the size and scope of the project. For Staging and Redesign, we generally take, on average, anywhere from 2 days to 14 days to complete a project. In some instances, when there is more involved work for larger scale projects, it may take a little longer. In every case, we will do our best to meet the client's time frames and still provide the highest quality service.
